The Texas Facilities Commission North Austin Complex (NAC) Project is a new nine-level office building with a new seven-level parking structure, and related utility infrastructure and landscaping. The project includes the planning, design, and construction of facilities and improvements. The office building will total just over 406,000 GSF with the Parking Garage A to total approximately 686,250 GSF and include a chilled water Central Utility Plant (CUP). The CUP and associated infrastructure are designed to serve the buildings and improvements in Phase 1 while allowing for future expansion to serve the future Phases 2 and 3.
GarzaEMC is providing civil engineering for the project which will include the initial master plan validation and programming phase through final design of Phase 1 of the site. Also provided are grading, drainage, and utility improvement services as well as permitting of any improvements offsite or in the City Right-of-Way (ROW) such as new driveway curb cuts, and new utility service connections for water, wastewater, and drainage.
